Housing: We Will Get Britain Building Again

We are Reform UK, and we are here to do what others have promised for years but failed to deliver.

Owning a home should be within reach for hard-working people who pay their taxes and contribute to their communities. We will get Britain building again, cut the cost of moving, make renting fair and practical, and put local families first for social housing.


Our Plan

We will prioritise building on brownfield land, using clear, pre-approved rules so planning does not take years. We will ensure social housing goes first to local people who have contributed to the system. We will restore mortgage interest relief for smaller landlords, keeping good rental properties in the market and preventing unnecessary rent rises. We will replace the Renters’ Reform Bill with targeted enforcement that protects responsible tenants and fair landlords.

We will end leasehold exploitation. Lease extensions to 990 years will be made simpler and more affordable, buying your freehold will be easier, and all charges will be transparent from the start. We will cut Stamp Duty to get the market moving. And we will freeze non-essential immigration to take pressure off housing while we build.


Building the Right Homes

We will unblock stalled developments. Brownfield first. Clear design codes agreed in advance, so construction can begin without delay. Councils will be incentivised to approve high-quality, locally supported projects. Regeneration will be focused on towns, cities, coastal areas, the North and the Midlands.


Action in the First 100 Days

Major residential projects that meet agreed standards will be approved immediately. Social housing will be allocated fairly to those who have earned priority. We will speed up delivery by supporting modern building techniques such as modular construction and digital planning.


Fairness for Renters and Landlords

Britain needs responsible landlords and safe, secure homes to rent. We will restore mortgage interest relief for small landlords to keep more properties in the rental market and stabilise rents. We will replace the Renters’ Reform Bill with a fairer system. Rogue landlords will face enforcement, and tenants who cause damage or antisocial behaviour will be held accountable.


Ending Leasehold Traps

We will put an end to hidden costs and unfair contracts. Lease extensions to 990 years will be simpler and cheaper. Buying your freehold will be more straightforward. All service charges and estate fees will be transparent and fully accountable.


Cutting the Cost of Moving

Stamp Duty holds back the housing market. Our plan is simple. Zero percent up to £750,000. Two percent from £750,000 to £1.5 million. Four percent above that. This will help first-time buyers, families moving up, and older homeowners looking to downsize.


Taking Pressure Off Housing

We will freeze non-essential immigration to allow housing supply to catch up with demand. This is the only practical way to stop prices and rents rising while we build the homes the country needs.
